Developing sketch designs, different proposals for the client
Discussions and liaison with Planning Departments - research of local planning policy and advice establishing type of planning application required (for example: Householder and full plans planning applications, Listed building Consent, Permitted Development, Lawful Development Certificate)
Obtaining specialist consultant fee quotes and reporting on these, including appointing consultants on behalf of the client
Detailed proposals, working the preferred idea identified into a detailed design
Preparation and submission of architectural plans, drawings and documents for Planning Application
PREPARATION FOR BUILDING CONTROL.
Obtaining specialist consultant fee quotes and reporting on these including appointing consultants on behalf of the client
Preparation of architectural plans - technical drawings - for Building Regulations approval in conjunction with structural engineer information and calculations
Submitting Building Regulations approval to the Local Authority on behalf of the client
CONSTRUCTION.
Help you to manage the construction stage, helping you to select builders and advising you on a construction contract. Overseeing the co-ordination of the construction, monitoring progress, standards of safety until final completion of the project.
You may appoint an architect to all or some of the design and construction stages.
